A high score for Nature & Green Spaces means a green environment with many accessible green spaces. Conversely, a low score indicates a more urbanized setting with fewer green spaces. This criterion is measured using official Swiss data (FSO, geo.admin.ch) and open data (OpenStreetMap).
The Nature & Green Spaces criterion is particularly important for nature lovers (weight: 100%) and retirees (95%). young professionals place less emphasis on it (30%), prioritizing other criteria.
The Nature & Green Spaces criterion combines two complementary signals. First, vegetation cover from FSO's Arealstatistik — parks, forests, meadows, orchards, and agricultural land — representing about 60% of the score. Second, building openness (40%) calculated from OpenStreetMap building footprints: it reflects the airiness of the built fabric — tree-covered parcels, low construction density, visual clearances. A high score indicates both a green and a breathable, low-density setting. The weighting details are available on the methodology page.
Switzerland holds exceptional green capital. Forest covers roughly 32% of the national territory and grows every year through agricultural withdrawal and reforestation policy. Access to nature — 65,000 km of marked trails, 1,500 km of lakeshores, alpine meadows and mountain valleys — is further guaranteed by a right of free passage deeply embedded in federal law and cultural practice. VivaMap captures both this direct proximity and the quality of the built environment surrounding it.
This criterion correlates particularly well with several indicators of daily-life quality: walkability, the ability to jog or take a child for a walk without crossing a main road, and thermal relief during summer heat waves — a benefit that carries growing value in the context of climate change. Well-ranked communes typically combine a forest edge within 500 m, loosely-built residential fabric, and at least one accessible neighbourhood park.
Two types of high-scoring communes are worth distinguishing. The first are verdant suburban communes (Küsnacht, Cologny, Chêne-Bougeries) where greenery coexists with preserved urban accessibility. The second are rural or alpine communes (Grindelwald, Zermatt, Laax) where the score reflects full nature immersion but comes with weaknesses on other dimensions (transport, dining, health). The nature score does not capture private green spaces or interior courtyard gardens. It measures accessibility to public nature from the hexagon centroid. A commune rich in private gardens but with few public green spaces may therefore show a modest score despite a green street-level impression.
In practice, it is worth combining the commune-level nature score with the hexagon-level view on the interactive map. A commune scoring 6/10 can be highly heterogeneous: a forest-edge hexagon may rate 8/10 while a hexagon along a cantonal road scores 3/10. This within-commune variance is often more decision-relevant than the communal average when choosing a specific address.
With 32% forest cover and guaranteed access to natural areas, Switzerland sits slightly below the European average for woodland area (~39%) but well above it for public accessibility and trail quality. The right of free forest access is more generous than in Germany (Betretensrecht guaranteed but restricted in private forests) or in France (free access to state forests, private forests more restrictive). The Netherlands, with only 11% forest cover, compensates with a high-quality network of urban and suburban parks and publicly accessible Nationale Parken.
On open data, the Swiss Arealstatistik (FSO) is a methodological reference for communal-scale land-use mapping — comparable to European CORINE Land Cover but at finer resolution (100 m² vs. 25 ha). Germany produces similar ATKIS data via the AdV. France has the national forest inventory (IFN) and the geographic reference dataset BD TOPO. The Netherlands publishes land-cover data via CBS and PDOK. In terms of granularity and usability for communal-scale scoring, Swiss data ranks among the most exploitable in Europe for this type of calculation.
Proximity to green spaces commands a well-documented hedonic premium in European and Swiss real-estate markets. ETH Zurich studies on the Zurich, Bern, and Geneva agglomeration markets estimate a value uplift of 5 to 12% for dwellings within 400 m of a large urban park or forest edge, all else being equal. On an apartment priced at CHF 700,000 in Zurich's green agglomeration (Küsnacht, Männedorf, Erlenbach), this premium represents CHF 35,000 to 85,000 compared with a comparable property in dense urban fabric without immediate green access.
The thermal impact of vegetation carries growing weight in property valuations as heat waves become more frequent. A tree-lined street can reduce surface temperature by 3 to 8 °C in summer, reducing air-conditioning needs and improving comfort in non-air-conditioned dwellings — a direct financial argument that buyers are increasingly internalising. In Switzerland, properties with a private garden in high nature-score communes sell on average 8 to 15% above the price of comparable properties without a garden, a gap that tends to widen with successive heat summers.
