A high score for Noise means a quiet environment, ideal for rest and focus. Conversely, a low score indicates exposure to road, rail, or air noise. This criterion is measured using official Swiss data (FSO, geo.admin.ch) and open data (OpenStreetMap).

The Noise criterion is particularly important for nature lovers (weight: 95%) and families (90%). young professionals place less emphasis on it (30%), prioritizing other criteria.

This criterion in depth

Ambient noise is a silent but crucial determinant of quality of life. VivaMap aggregates four sources of noise exposure — road, rail, air and industrial — into a single score per neighbourhood and commune. The underlying datasets and aggregation method are documented on the methodology page. A high score means a calm environment, conducive to sleep and concentration.

Chronic noise exposure is more than a nuisance. The World Health Organization has established since 2018 that annual averages above 53 dB (road) or 54 dB (rail) raise the risk of cardiovascular disease, sleep disorders, and cognitive impairment in children. In Switzerland, over a million people live above these thresholds — roughly one resident in eight, concentrated along the major motorway corridors of the Swiss Plateau and under the approach paths of the airports.

Contrasts can be extreme at the local scale. A commune's town centre may exceed immission limits while a residential neighbourhood 500 metres away stays within recommended values. That hyper-local granularity is precisely what VivaMap resolves: the commune-level score often masks within-commune disparities that the interactive map exposes down to individual buildings.

Evaluating noise during a property viewing requires methodological caution. A midday Tuesday visit systematically underestimates real exposure: road traffic peaks between 7-9 a.m. and 5-7 p.m., while rail noise follows its own hourly pattern. Seasonal habits matter too — an apartment that feels perfectly quiet in February with windows closed can become hard to live in by July, when opening the windows strips away 25 to 30 dB of acoustic insulation. The pragmatic rule: visit at least twice, including one Friday evening or Sunday morning, and ask the seller for measured or estimated noise levels if available.

Mitigation options exist but have limits. Acoustic double glazing (class SR2 or higher) attenuates 35-40 dB — windows closed only. A façade facing away from the source can cut exposure by 5-10 dB depending on topography. Courtyard balconies, living rooms on the garden side, and thick wall insulation are useful levers, but none neutralises structural air or rail noise. A complete acoustic retrofit of an apartment typically costs CHF 15,000 to CHF 40,000 depending on surface — an investment to compare against the price premium of an already well-located home. The rule of thumb stands: buy quiet rather than try to quieten a noisy home.

Switzerland in European context

Switzerland enforces among the strictest noise policies in Europe. Impact on Real Estate

Noise weighs measurably on property values, even if the Swiss market prices it less explicitly than other European countries. Hedonic valuations have converged since the 2000s: each additional decibel of road exposure above 55 dB translates into a 0.5 to 1.2% price discount. On a CHF 800,000 apartment, the gap between a 50 dB and a 70 dB environment can represent CHF 80,000 to 190,000. The effect is stronger for air-traffic noise — the average discount exceeds 1.5% per decibel — and for upper-floor apartments, where sound propagation is less attenuated by surrounding buildings.

Swiss real-estate listings rarely mention noise exposure, unlike German or Dutch listings where some portals now display normalised LDEN indicators. How to Read This Score

On VivaMap's 0-10 scale, the noise score reads as follows:

  • 8-10 — exceptionally calm environment. Typical of peri-urban or rural communes far from the A1/A2 motorways, the main SBB rail lines, and airport approach corridors. Estimated daytime average below 50 dB.
  • 6-8 — quiet residential neighbourhood, usually more than 200 metres from a main artery. Suitable for remote work and sleep without special precautions.
  • 4-6 — average urban exposure, close to a boulevard or a secondary rail line. Double glazing becomes useful.
  • 2-4 — situation to verify on visit: near a motorway, major station, or a main BLS/SBB line. Acoustic mitigation recommended.
  • 0-2 — continuous high exposure. Often immediately adjacent to a motorway or under an airport approach corridor. Compare with the air score, typically negatively correlated.

Always compare a commune's score with the cantonal average shown above: a 5/10 in Canton Vaud (average around 6) signals a notably noisier commune than the local mean, whereas a 5/10 in Basel-Stadt (average around 3) is actually above the urban context. For a complete reading, cross-reference this score with the air score — both are often negatively correlated along major road axes.
